Westwood Terrace is home to a beautiful neighborhood and homeowners are responsible for keeping up with their property to protect home values, per the Westwood Terrace Neighborhood Covenants. Each year, the Board of Directors perform an ARC walk of the community, to identify aspects of each home which need to be improved to preserve the pristine nature of the community. In addition, a monthly drive through of the community is performed by a representative of Heritage Property Management. 
 
While not a comprehensive list, below are key aspects of the ARC yearly Board walk to keep in mind:
 
  • Power Washing of Driveway, Porticos, Stoops and Patios
  • Shutters and Front Door painting 
  • Metal awning painting
  • Rear metal poles
  • Window fogging due to broken seal - replacement (MI Windows OEM)
  • Deck and Fence staining
  • Roof replacement 
Homeowners wishing to make improvements to the exterior of their homes are required to first submit an ARC Request Approval Form to the Board of Directors through the Heritage Vantaca Website. Once approval is granted, work may begin. Homeowners should follow the "Process Through Heritage Vantaca Portal" document to ensure ARC requests are properly processed through the Heritage Vantaca website
 
 
Once ARC Requests are reviewed, approved, and work is complete, homeowner must submit pictures through the Heritage  Vantaca website if the ARC request is to show completion of a violation issued for a state of non-compliance.
